Eligibility Criteria

- Discover the property directly through the listing agent, an open house, or direct communication with the vendor.
- Affirm in writing that there is no active buyer representation agreement with any other agency.
- Verify financial pre-approval in Canadian funds or cash.
Property Criteria
Your chosen property must:
- Be listed on the Toronto Regional Real Estate Board’s MLS System, commonly recognized as realtor.ca by the public.
- Have a minimum 2.5% of the selling price +HST as the offered commission.
Qualifications for Buyers

- Be available for the preparation of the offer.
- Review, understand, and sign with short notice.
How It Works
- Text your full contact information to 416-250-9090.
- Share the property address, MLS number, desired price, and closing date.
- We contact the listing agent for the latest property updates.
- If the property is available, we send you and your lawyer our buyer representation agreement.
- After a successful review, you or your lawyer send signed copy to us.
- Our official work begins upon receiving the signed buyer representation agreement & copy of your government issued photo ID for FINTRAC.
- Our Broker of Record, Shoren Konstantin, formulates and sends the offer using Authentisign/e-signature, guiding you through the details.
- We make suggested changes to the offer, ensuring a fair representation without deterring sellers.
- Once you electronically sign the offer, it undergoes final review before being presented to the sellers.
- We initiate the negotiation process, keeping you regularly updated.
Success factors include buyer competition, seller interest, offered price, property value, inspection, legal review, financing clauses, and more.
While success is common, occasional deal adjustments may occur.
Offer Execution and Deposit
Once the negotiation process is successfully completed, and the offer is accepted:
- Provide a bank draft or certified deposit cheque payable to the listing broker within 24 business hours.
- Forward the deposit receipt to Zen Home Realty promptly.
Additional Buyer Agreements
Buyers agree to:
- Hire a certified appraiser & home inspector.
- Sign waivers if an appraiser and/or home inspector are not hired.
- Ensure appraisal, home inspection, and financing are fulfilled within five days after the offer is accepted.
- Notify Zen Home Realty before the deadline if an extension is needed.
Closing Process
- Buyers agree that all visits until the closing date must be with the listing agent present.
- Coordinate all visits through Zen Home Realty by providing a schedule.
- Buyers should coordinate with their mortgage broker or bank to ensure the timely submission of mortgage instructions and funds to their real estate lawyer before closing, specially for financed purchases.
- Buyers are encouraged to stay in close communication with Zen Home Realty to streamline the process.
